Standard service specification for property managers and landlords
1. Move-Out Cleaning — Standard Scope
This section defines the minimum standard for move-out/deep cleaning services on residential properties.
Kitchen
- Clean and degrease stovetop, oven interior, stovetop hood filter, microwave interior
- Wipe down all counter surfaces and cabinet exteriors
- Clean sink, faucet, and disposal
- Clean refrigerator interior (empty, per owner instruction)
- Mop floor; wipe baseboards
Bathrooms
- Scrub and disinfect toilet, bathtub/shower, sink, and fixtures
- Remove hard water deposits and soap residue from glass and chrome
- Clean mirrors and polish chrome
- Empty and clean trash receptacles
- Mop floor; wipe baseboards
Living Areas & Bedrooms
- Vacuum all floors and carpet edges
- Mop hardwood/tile floors
- Dust all surfaces: shelves, baseboards, ceiling fans, light fixtures
- Clean all interior windows, sliding glass doors, and tracks
- Remove all scuff marks from walls (standard cleaning only — drywall repair is separate)
Garage & Exterior
- Sweep garage floor
- Clean entryway, patios, and porches (broom-swept, no pressure wash unless specified)
- Empty all trash/recycling receptacles
2. Junk Removal — Standard Scope
Junk removal covers the clearance of all personal property, debris, and waste left after tenant move-out or during property preparation.
- Removal of all furniture, appliances, and personal items left behind
- Hauling and responsible disposal (donation, recycling, landfill as appropriate)
- No removal of fixtures attached to walls/ceiling (those are repairs)
- No hazardous material removal (asbestos, chemical waste, fuel — requires licensed specialists)
- Photo documentation of "before" condition provided on request
3. Handyman / Repairs — Standard Scope
Turnover repairs address deferred maintenance and pre-listing prep work identified by the property manager.
- Drywall patch and repair (holes up to 12" diameter)
- Paint touch-up and wall patching to match existing
- Door and hinge adjustment, knob replacement
- faucet, toilet, and fixture repair/replacement
- Electrical outlet and switch cover replacement
- Cabinet hinge and drawer alignment
- Weatherstripping and door seal replacement
Note: Major electrical, plumbing (main line), HVAC, and structural work requires licensed contractors and is quoted separately.
4. Exclusions
The following are explicitly excluded from standard scope unless quoted separately:
- Severe biohazard cleanup or hoarding situations (requires specialized remediation)
- Pressure washing exteriors
- Roof cleaning or gutter clearing
- Pool or spa maintenance
- Major landscaping or tree removal
- Lead paint or asbestos abatement
- Structural repairs or permit-required work
5. Quality Standards
- All cleaning products are non-toxic and property-safe
- Turnkey Pro team wears uniforms and ID for professional appearance
- Final walkthrough inspection performed before job sign-off
- Client has 48 hours to report deficiencies after service completion
- Complimentary re-clean of reported issues within 48-hour window
6. Pricing & Payment Terms
- Quotes are valid for 14 days from issuance date
- $500 minimum per visit (applies to any single service or combined service call)
- 50% deposit required to book jobs over $1,500; balance due upon completion
- Standard payment terms: Net 15 from invoice date
- Late payment: 1.5% monthly service charge on overdue balances
7. Scheduling
- Standard turnaround: 3–5 business days from deposit confirmation
- Rush scheduling available (next-day or same-week): 25% rush fee applies
- Property must be accessible (keys, codes, or lockbox provided before crew arrives)
- Cancellation with less than 24 hours notice: 25% cancellation fee
